ChatGPT-5 is a powerful tool for realtors—but only if you know how to talk to it. A vague prompt like “write me a property ad” will result in generic text. But a carefully designed prompt can generate a professional, SEO-ready listing, a compelling ad, or even a complete sales funnel. To unlock this potential, follow the 7 golden rules of prompt creation.
1) Define the End Product
Every great output starts with clarity. ChatGPT needs to know exactly what format you expect—otherwise, it will guess. Specify the medium (Facebook ad, LinkedIn post, property listing, newsletter, blog article, video script). This sets the structure, tone, and length right from the start.
2) State the Goal Clearly
AI can generate endless text, but if you don’t define the goal, it won’t know what success looks like. Are you trying to get more clicks? Build trust? Generate valuation requests? Increase bookings? The goal shapes word choice, CTA style, and overall message.
3) Set the Perspective & Role
AI can take on roles. By telling ChatGPT who it should “be,” you shape the vocabulary, style, and expertise. Want a professional, serious tone? Ask it to write as a “Luxury Real Estate Copywriter.” Need storytelling? Tell it to act as a “Narrative Marketing Coach.”
4) Choose Tone & Style
The same property can sound luxurious, warm, exclusive, or casual depending on tone. Without guidance, AI may mix styles. By locking in tone (professional, emotional, inspiring, trustworthy), you ensure brand consistency across all marketing channels.
5) Describe the Audience
Knowing your audience is critical. The more specific you are, the more relevant the content. Define demographics (age, language, nationality), psychographics (lifestyle, motivations), and purchase stage (buyer vs. seller, investor vs. homeowner).
6) Add Context & Specifics
Generic inputs create generic outputs. By giving ChatGPT rich context, you make it sound like an insider who knows the property and the market. Include location, size, price, unique selling points, amenities, and even emotional details (sunset view, walking distance to the beach).
7) Specify Format & Extras
The final rule: don’t just say “write.” Give instructions for structure and extras. Ask for bullet points, CTAs, SEO keywords, hashtags, or multiple variants. This ensures you get ready-to-publish content instead of a draft that needs reworking.
